Why buy a property in Spain?
Even in these harder
times British people are buying property on the Costa del Sol. The still
realtovely low cost of living, beautiful, countryside, fabulous beaches,
fascinating culture, the wonderful climate and the people are but some
of the reasons.

long term investment. It is possible to make a good return on renting
out your property to holidaymakers and golfers in a region which has been
dubbed the California of Europe. There are also excellent opportunities
for renting property on a long term basis.
Finding a property
The market is
much slower in recent years so one does not necessarily have to be able
to drop everything to come to see a property as soon as it comes on the
amrket but the better homes and those properties that are very keenly
priced may still sell quickly.
There are 3 easy steps:

Spain where we will meet you and accompany you on property viewings.
When I find a property what are the steps I
need to take?
Should you decide to purchase you will need time to arrange
these formalities – this can be done during this visit or you may
chose to return later.
You must be in a position immediately to pay a small holding
deposit (usually a few thousand Euros). This secures the price. You will
need to be able to transfer 10% of the property purchase price very soon
afterwards for exchange of the private contract.
You will need
a lawyer, a bank account and an NIE number (Numero de Identificacion de
Extranero). We can introduce you to English speaking lawyers who will
arrange things for you.We can also help you open a non-resident bank account.
The purchase process is simple.
Your lawyer will carry out all the necessary searches
and then together with the vendor's lawyer will draw up a private purchase
contract. when this is signed a deposit of 10% of the purchase price is
paid. This corresponds roughly to exchange of contracts in the U.K..
After this contract is signed nand for some reason you
do not complete the purchase you will lose your deposit. If the vendor
fails to complete he or she has to pay you twice the amount of the deposit.
A date is agreed for
completion. This takes place at the Notary's office, where the title deed
(escritura) is signed, the balance paid and the keys handed over
